One Plus One Asian Marketplace will anchor the Tower Plaza development planned near the Denver International Airport, as first reported by Denver Business Journal (DBJ). Owners are pushing back on false reports that the location will be a franchise of the existing China-based chain of the same name.

Amber Tran, whose parents are principal owners of the project, clarified that the Denver One Plus One will not be affiliated with the One Plus One supermarket chain in China after false reports had circulated online.

“This is an independent, first-of-its-kind concept, not an expansion of an existing chain,” she said. “We’re excited to bring something new to Colorado!”

According to Colorado Construction & Design, the 4-acre site at 18306 E. 64th Ave. was purchased for $3.4 million in September 2024 by two LLCs associated with Kelly Chuong and Wu Mei Li.

A letter included in recently submitted planning documents explains that a desire to open an Asian grocery was the driving force behind the deal two years ago.

“The project owner (applicant) acquired the 4.0-acre subject property (site) located at the SW corner of E. 64th Ave. and Yampa St. with the vision of creating a mixed-use marketplace anchored by an upscale Asian Grocery offering a diverse selection of fresh produce, live & fresh seafood, fresh butchered meats and other specialty Asian foods not found in big-box markets,” reads the letter, according to DBJ.

A new concept plan for the broader Tower Plaza development calls for a nearly 25,000-square-foot grocery store, two restaurants, additional retail, and potentially a five-story Candlewood Suites Hotel that would replace the 110-unit apartment complex included in the original plan.

The Tower Plaza project is expected to be completed in 2028.

One Plus One isn’t the only Asian grocery store in the works for the Denver metro. Denverite reported the New York-based Japanese grocery chain Hashi Market is planning to open its first Colorado location in Aurora.

Hashi Market, which bills itself as “a unique blend of fresh food supermarket, mini department store, and catering service,” is expected to open in the former Safeway location at 12200 E. Mississippi Ave. in Aurora.
